The Opportunity
At Stockland we don’t just develop land, we take spaces and redefine them for good. When we build spaces to live, we also build opportunities to work. We strive to create precincts you’ll love, with everything you need within easy reach.
Right now, we’re building new opportunities on the Sunshine Coast. With construction of the new hospital underway, we’re pledging infrastructure investments to support the growth of these health facilities.
The hospital will care for the Coast in more ways than one, creating more than 10,000 jobs. And our communities are at the heart of it all, so you can enjoy the serenity of Sunshine Coast living, with the security of work close to home. At Stockland we’re all about creating places for you to live, work and love. It’s time to make a fresh start.
Troy Wainwright
Stockland Regional Manager
“An average of more than $1.5 million a day will be spent on the central Kawana area over the next five years under the vision for the region.
The proposed $2.75 billion outlay will create thousands of jobs and transform about 100 hectares of vacant land into a world-class mixed use waterside precinct.
We have been planning this region for many years and in August witnessed the start of construction of one of the key elements of the Kawana vision – the private hospital.
We have no doubt this will form part of a vital public and private medical precinct meeting the needs of coast residents for decades to come.
The health precinct will blend with the existing Birtinya residential community, Kawana Business Village and Stockland Park sports facility, and the proposed Kawana Town Centre, new transport and commercial hub, and Bokarina Beach tourism and residential development.
When we build spaces to live, we also build opportunities to work and make the necessary infrastructure investments to support our vision.
We look forward to continuing to work closely with all stakeholders to create a new heart for Kawana and the coast, which will be the envy of the region.”

What our residents say
Will Crawford
Tradesman & Brightwater resident
Brightwater resident and tradesman Will Crawford witnessed one of the world’s largest ever construction booms first-hand when he spent five years working as a painter in Dubai, in the Middle East. Now he’s building up his business in Australia and he’s happy to call the Sunshine Coast home with the surge in construction work planned in coming years.
“When things start to progress in the Kawana corridor with the Sunshine Coast University Hospital and Kawana Town Centre, the work will get even better for people like me. I can’t see any reason why my business won’t take off. I know guys in the building industry who regularly commute to Brisbane for work, but I’d prefer to be able to live and work on the Coast. People need to be a bit patient but for me the rewards will definitely be worth the wait. Brightwater is a great place because it’s so central that anywhere on the coast is easy to get to.”
Matthew Clarke
Senior Nurse & Brightwater resident
Matthew and Nikki Clarke had lived in Western Sydney for most of their lives when they made the decision to venture north to sunny Queensland. As a Senior Nurse, Matt works long hours, and with three small children, he wanted to find a community that offered a great work-life balance. He chose to build at Brightwater so he’ll be just down the road from the future Kawana medical precinct.
“Knowing that the rest of Kawana is going ahead strongly was one of the main reasons we chose to build here. The thing we really liked about Brightwater is the overall plan. It has a totally different feel and experience in terms of everything coming together. We have built our home right across from the new state school so we’ll be looking to send the kids there when it opens next year. And when the Kawana hospital opens, I’ll be jumping on my pushbike and riding to work.”
The Clarkes love the laid-back lifestyle, with work just around the corner. They have no plans to return to Sydney anytime soon!
Tina & Warren Zeller
Brightwater residents
For Tina Zeller and her husband Warren, moving to Brightwater made sense as they are both healthcare administrators and plan to work in the new hospital being built close by.
“Our move to Brightwater is a lifestyle choice. The new Sunshine Coast hospitals are only four kilometres away so that will allow us to achieve a positive balance between our work and home life.
We were really attracted to the well-established community that’s thriving here. Everything seemed to be in place for us: the parks, the shopping facilities and day-care for our grandchildren. It was important to us that our family were happy with our choice of new home and they really like it here – in fact, they might decide to move here too.
Brightwater offers an active environment for us. My husband and I are buying bikes so we can take advantage of the cycling trails. We’re both looking forward to using the path around the lake when it’s completed shortly. We live right opposite the sports fields so having all that greenery on our doorstep is a bonus.”
Krystal & Adam Goudge
Brightwater residents
The Goudge’s are a “Fly-In Fly-Out” family, with Adam often away in his role as supervisor at Hale Creek Mine near Mackay. Krystal loves the support that the Brightwater community offers when he’s working.
“Knowing other FIFO families who live locally means we can give each other practical help. We all understand the challenges that come with the lifestyle, so we can support each other when things get difficult. We regularly collect each other’s kids from school or have the kids over to play at our house. It gives us mums a break and lets us manage our households while our children are being looked after in a safe environment.
We’re really happy living at Brightwater. When Adam flies home we meet him at Brisbane airport then spend the weekend making the most of our local community. My daughters love it when daddy is home to take them to the park - it definitely makes the FIFO lifestyle worthwhile. Adam’s job means we can live wherever we want so we can enjoy a great coastal lifestyle and really make the most of our time together.’’

What our residents say
Dr Muhammad Abdus Salam
Birtinya resident
Island-style living is just what the doctor ordered for Muhammad Abdus Salam, his wife Seowmee and their two young boys, aged 5 and 11 months. Salam, who currently works in public hospitals on the Coast, was searching for a place where he could easily balance his work and family commitments. He says the location itself and new community feel were big factors in the family’s decision to build at Birtinya.
“We were definitely looking for waterfront, and the island is quite unique in that it’s fairly small and very well designed and planned. We also knew that other things like the Kawana town centre, new parks, and the planned health and medical precinct were coming here. I could just walk to work over the bridge”.
Construction of their Plantation two-storey home is well under way, with the family hoping to move in before Christmas.
Stephen & Lesley Giumelli
Birtinya residents
It may not quite match the famous Kennedy compound on Cape Cod, but look out Birtinya, the Giumelli family is staking its claim! Stephen and Lesley Giumelli were among the first buyers here and moved into a brand new Plantation Retreat Home last year. For them, the biggest appeal of living at Birtinya was the lifestyle, followed closely by the community’s central location and proximity to everything they needed.
“My brother has just bought the block right across the road from us and will be moving up from Sydney in about a year. My elderly parents are also coming up to live with us, so there will be Giumellis everywhere at Birtinya. The lifestyle here is absolutely fabulous, the people are also terrific and we’ve got to know our neighbours really well.
For us, the town centre will mean somewhere we can walk for breakfast or a coffee. At our age we want to sit back, relax and enjoy the lifestyle Birtinya has to offer – we won’t be moving from here – this is forever.”
Mal Cayley
Birtinya resident
When a property professional builds a home for his family you can be certain he’s confident about the area’s long-term growth prospects. That’s definitely the case with Mal Cayley, Director of Investor Property, who’s currently building a five-bedroom home at Birtinya.
“When discussing the merits of investing in the Kawana corridor, clients can have confidence that I’m willing to back myself. I’ve chosen Birtinya as the place to make the biggest investment of all - the future prospects of my family.
This part of the Sunshine Coast is witnessing a massive level of infrastructure development, creating a CBD environment. The multi-billion dollar investment in the University Hospital is the largest health project in Australia. This will act as a catalyst for further development locally with the flow-on benefits of new job creation, thriving small businesses and strong house prices.
From a personal and a professional perspective, this area has it all. There are excellent job opportunities, a top university, first class sporting facilities, an outstanding medical complex and a brand new town centre. And all with the Sunshine Coast’s stunning beaches and waterways on your doorstep.”
